I remember when John Wieland Homes broke ground on Highland Park. It was the first new construction many of us had seen for a few years, thanks to the Great Recession. There was a collective gasp when the introductory price in the $300K range was announced for these townhouses. That seemed like such a high price point at the time. You have to remember that, at the depth of the recession, we had seen houses in the Old Fourth Ward go for as little as $15,000.
Of course, the desirability for housing on the BeltLine is now legendary. Most of the Highland Park homes have pre-sold at better than 100% of ask, with the latest sales double what they were back in 2012.
J.W. is hoping to strike gold again with those looking to stake a claim in a primo BeltLandia location. Although not literally facing the Eastside Trail like the Highland Park homes, The Square at Glen Iris townhomes will be a short walk away from, not only the trail, but other amenities like Ponce City Market, Krog Street Market, and Historic Fourth Ward Park.
The marketing department describes the location as “At the Edge of Everything.” A bit hyperbolic, perhaps, but the site certainly is in prime territory for enjoying the best that intown Atlanta living has to offer.
With the local sentiment being a preference for adaptive reuse versus tear down, many in the adjoining neighborhoods lamented the demolition of the historic Ironized Yeast Company plant to make way for these homes. Still, the recently released renderings do depict pretty classy-looking Serenbe-esque homes that appear to capture some of the flavor of what was torn down. The four story architecture also leverages the opportunity for city skyline views — a highly coveted feature that probably wouldn’t have been possible with the historic building.
The homes will sport all the features you’d expect for a townhome in the $600’s, including elevator options, gourmet kitchens, luxury fit and finish, and an internal courtyard with a central rectangle of green space.
The site looks fully developed and ready for new construction any day now. Homes move pretty fast in this area, so let me know if you want to get in the queue.
